FAQ’s For Tenants

Are pets allowed?
Pets are only allowed on properties where the owner has approved pets. If it is a pet friendly property there may be an additional deposit required

How can I find out what properties you have available?
You can check our website that is updated frequently or call or email for the information. Our properties are listed on craigslist, zillow, trulia, and other websites.

How can I pay my rent?
Rents should be mailed to Grisalin Management, Inc. P.O. Box 6467 San Jose, CA 95150 or can be paid online from the tenant portal.

How can I request maintenance for my unit?
You will need to contact your property manager for any maintenance requests or concerns. Please be prepared with your name, address, a phone number where you can be reached and details regarding the problem. You can contact your manager by sending an email your manager or calling Grisalin Management, Inc. at (408) 540-1722.

How can I see one of your available properties?
You would need to schedule an appointment with the property manager who manages that property to view the interior of the property. You can contact a manager through email (diane@grisalin.com) or by calling the Grisalin Management, Inc. at (408) 540-1722.

How do I apply for a rental property?
Each person over the age of 18 will need to fill out a Grisalin Management, Inc. Application to Rent. There is an application fee of $15.00 per applicant over the age of 18.

I am ready to move out of my unit. What do I do?
You will need to provide your manager with a written 30-day notice of intent to vacate.

What are some of the requirements to lease one of your properties?
All applications must be completed in full. We conduct credit checks and check rental references. You must be at least 18 years of age.
We require that the household gross monthly income is approximately 3 times the monthly rent. (Example if the rent is $1,000.00 per month, your gross (before taxes) income must be at least $3,000.00 per month. Proof of income must be provided. Pay stub, or if self employed a 1099 proof of income and tax return can qualify.

What forms of payment are acceptable for rent?
We accept cashier’s checks, money orders, certified funds, and personal checks*. We do not accept cash or credit cards

What if I have a maintenance emergency at night or on the weekend?
Grisalin Management, Inc. office hours are Monday through Friday 8:30a.m. – 5:00p.m. The office is not open for business on Saturday or Sunday!!
If you have an emergency after hours or on weekends, please call us at the emergency number given at the lease signing.
REMEMBER TO IDENTIFY YOURSELF, YOUR ADDRESS AND MAKE SURE TO LEAVE YOUR PHONE NUMBER SO THAT WE CAN CALL YOU TO GET DETAILS REGARDING THE PROBLEM.

Always dial 911 first if there is a life-threatening situation. If you have a severe water leak, please try to turn off the source under the sink or toilet and if that doesn’t work, then call the office. PLEASE USE COMMON SENSE ABOUT WHAT IS A REAL EMERGENCY. If your problem can wait until 8:30 the next morning on a weekday, please wait until then and call the office.

When is my rent due?
Your rent is due in the Grisalin Management, Inc. office on or before the 1st day of each month. A late fee of 6% will be added if not received by the 5th of the month.
